What’s Inspected?

The below systems are inspected when circumstances permit (not an an all inclusive list):

  • The roof and its components are inspected. This will include chimneys when present. Satellite dishes and solar panels are not inspected.

  • The exterior inspection includes, but is not limited to, the siding, windows, doors, appurtenance, visible foundation and grading.

  • Attached and detached garages will be inspected. Automatic doors will be tested for proper function.

  • Kitchen appliances are checked for function.

  • This part of the inspection would include proper functioning of interior doors and windows as well as stairs, ceilings, walls and floors.

  • This system includes the framing members of the crawlspace and attic, general observable structure and signs of moisture issues.

  • This part of the inspection covers proper service to the home, the main service panel and the electrical components throughout the home. The home is checked for proper GFI/AFI compliance, smoke detector locations and adequate number of fixtures and receptacles.

  • The home’s supply, distribution, water heater and pressure are checked. Fuel lines and distribution are inspected and wells are checked when present for configuration (no water testing).

  • The home’s heating and cooling systems are operated when exterior temperatures permit and checked for proper function. Distribution, thermostats and fireplaces, will be inspected.
